Damage Restoration Before & After in Boca Raton, FL

Photos don’t exaggerate. A saturated subfloor, visible mold on drywall, or soot-stacked crown molding tells the story faster than any sales pitch. We’ve documented every job since 2011 because the documentation gap is what costs homeowners their claims. Below are real transformations from Boca Raton properties, with the moisture readings, equipment, and timelines that produced them.

Recent Transformations

Water Damage Restoration: Burst Supply Line in Royal Palm Yacht & Country Club

Before water damage restoration: kitchen with standing water visible through removed flooring, moisture meter reading 34% in plywood subfloor
Before: Category 2 water loss, moisture content 34% in plywood subfloor, thermal imaging shows migration into adjacent wall cavity
After water damage restoration: same kitchen with new flooring installed, subfloor reading 12% moisture content
After: Subfloor stabilized at 12% moisture content, documented drying log submitted to carrier

A refrigerator supply line failed at 11 PM in a Royal Palm kitchen while the homeowners were in Connecticut for the season. Their property manager found standing water covering 340 square feet of engineered hardwood and wicking up the drywall behind the cabinetry. We arrived within 90 minutes, extracted standing water with a Flood King 3, and deployed a Phoenix 200 HT dehumidifier with four Dri-Eaz airmovers. The psychrometric data, recorded every four hours, showed vapor pressure differential dropping from 1.2 kPa to 0.3 kPa by day three. We removed the hardwood that couldn’t be salvaged, dried the plywood subfloor to 12%, and delivered the complete moisture log and photo record to their adjuster before reconstruction started. The homeowners never flew back early. Haven Standard, Clause 1 applied: written price before anyone touched a cabinet.

Mold Remediation: Hidden Growth Behind Villa Rica Master Shower

Before mold remediation: exposed wall studs with visible mold growth behind removed shower tile, moisture reading 19% in surrounding drywall
Before: Visible mold on studs and sheathing, moisture content 19% in adjacent drywall, no surface growth visible from bathroom interior
After mold remediation: cleaned and sealed studs ready for tile installation, post-remediation air sample results attached
After: HEPA-cleaned studs, Bora-Care application, third-party clearance sampling passed

The owners smelled it every morning but couldn’t find it. We cut a 12-inch inspection opening in the drywall opposite the shower valve and found Aspergillus and Penicillium colonizing the studs at 19% moisture content, well above the 16% threshold where wood-decay fungi activate. The shower pan had been leaking for eleven months. We established negative air containment with a HEPA-scrubbed barrier, removed the affected drywall and insulation, and HEPA-vacuumed every stud surface. After applying Bora-Care as a residual mold inhibitor, we passed third-party clearance air sampling with total spore counts below outdoor reference levels. The photo record, 47 images, went to their insurance carrier with our written scope. Alicia Brennan reviewed the estimate personally because mold jobs get denied when the documentation doesn’t match the protocol.

Fire & Smoke Damage Restoration: Kitchen Grease Fire in Boca Pointe

Before fire restoration: kitchen with heavy soot deposition on upper cabinets and crown molding, smoke odor throughout open floor plan
Before: Protein soot from grease fire on painted cabinets, smoke odor migration through HVAC into three bedrooms
After fire restoration: restored kitchen cabinets and walls, hydroxyl generator documentation showing odor reduction to baseline
After: Soot-removed surfaces, sealed and repainted, hydroxyl treatment documented to pre-loss odor baseline

A turkey fryer flare-up in a Boca Pointe kitchen sent protein soot, the nearly invisible kind that smells like burned cooking oil, up the soffit and through the HVAC return. The homeowners had wiped the cabinets themselves and thought the job was minor. We ran a chem sponge across the crown molding and showed them black residue that doesn’t come off with household cleaner. Our scope: dry-ice blast the charred subflooring under the cooktop, HEPA-clean every surface in the open kitchen-living area, seal the framing with BIN shellac primer, and run hydroxyl generators for 72 hours with daily odor threshold readings. The HVAC ductwork got rotary-brush cleaned and antimicrobial-treated. Total affected area: 1,100 square feet. The carrier paid the full invoice because our photo record showed soot on surfaces the homeowner had already “cleaned,” proving the scope wasn’t inflated.

Storm & Disaster Restoration: Roof Intrusion During Hurricane Nicole in Hidden Lake

Before storm restoration: collapsed ceiling section with insulation exposed, water staining across living room ceiling, roof tarp visible through hole
Before: Ceiling collapse from roof intrusion, saturated insulation, roof tarp temporary seal applied by roofer prior to our arrival
After storm restoration: reconstructed ceiling with matching texture, attic cavity dried to 10% moisture content
After: Reconstructed ceiling, attic cavity dried to 10%, matching orange-peel texture applied

Hurricane Nicole drove water through a lifted tile ridge in Hidden Lake while the owners were at their daughter’s wedding in Naples. By the time they returned, a four-foot section of living room ceiling had collapsed onto their sofa, and the insulation above was holding 2.3 gallons of water per cubic foot. We emergency-tarped the interior to stop further damage, removed the collapsed drywall and saturated R-30 batts, and set up Injectidry hose injection drying through the remaining ceiling cavities. The tertiary drying phase, where we target residual bound water in structural materials, ran for five days with a Phoenix R200 desiccant dehumidifier ducted into the attic space. We then reconstructed with 5/8-inch Type X drywall, matched the orange-peel texture, and primed with stain-blocking sealer. The drying log showed daily specific humidity readings that proved the cavity was dry before any paint went up. Skipping that step is how you get callbacks six months later.

Sewage Cleanup: Backed-Up Main Line in Old Floresta

Before sewage cleanup: finished basement with contaminated water covering carpet, visible solids, baseboards removed exposing wet drywall
Before: Category 3 water loss, finished basement, carpet and pad fully saturated, baseboards removed for inspection
After sewage cleanup: exposed concrete slab sanitized to hospital-grade standard, new framing materials staged for reconstruction
After: Sanitized concrete slab, hospital-grade disinfection verified with ATP testing, ready for reconstruction

An 80-year-old cast iron main line in Old Floresta separated at the hub during a holiday weekend, backing raw sewage into a finished basement that held forty years of family storage. Category 3 water, by definition, contains pathogenic agents. We don’t extract that and call it done. Our protocol: remove all porous materials, carpet, pad, baseboards, and lower drywall, down to the concrete slab. Apply EPA-registered disinfectant at dwell time, HEPA-extract residual, and verify with ATP bioluminescence testing showing relative light units below 30, the hospital-grade threshold. The slab read 8.2 before treatment, 14 after initial cleaning, then 22 after disinfection, well below the 30 threshold. We photographed every stage because sewage claims get scrutinized harder than any other loss type. The owners received our written scope, the ATP results, and the 365-Day Done Right Promise before reconstruction scheduling.

Reconstruction & Cleanup: Complete Kitchen Rebuild After Long-Term Leak

Before reconstruction: fully gutted kitchen with exposed studs, temporary plywood counter, remediation complete awaiting rebuild
Before: Gutted kitchen post-mold remediation, temporary plywood counter, full rebuild scope pending written approval
After reconstruction: completed kitchen with custom cabinetry, quartz countertops, and matching flooring to adjacent living area
After: Custom cabinetry, quartz countertops, flooring matched to existing living area, final punch list signed

This wasn’t an emergency dispatch. A long-term dishwasher leak in a Boca Raton country club community had required full mold remediation, leaving a gutted kitchen with temporary plywood counters and a homeowner who didn’t know how to restart. We scoped reconstruction separately from mitigation, as we always do, because rebuild work gets scheduled, not rushed. Our written scope specified custom Shaker cabinets from a local fabricator, quartz countertops with eased edge profile, and porcelain plank flooring matched to the existing living area through manufacturer lot verification. The project ran 22 days from cabinet order to final punch. We don’t promise same-day on reconstruction because that’s how corners get cut. What we promise is Haven Standard, Clause 1: written price before work begins, no additions once the crew is inside, and a 365-Day Done Right Promise stamped on the contract.
